P.E. Structural Consultants, Inc. provided structural engineering services for the design and production of contract documents for the new office and retail building using Ladderblock™ technology.  P.E. Structural has been integrally involved in the development of this new and unique precast concrete building system, and is the only firm currently authorized to provide engineering services for the Ladderblock™ framing system.  By designing the Reunion Square Building using this proprietary building system, P.E. Structural delivered an architecturally open and environmentally friendly solution with a very short construction time.  The concrete mix includes high volumes of flyash, and thus substitutes a recycled waste product for energy-expensive cement. A rainwater collection system is integrated into the roof design.

The two-story building’s structure is composed of modular precast concrete pieces, manufactured at the local Ladderblock™ production facility.  The structural framing for the 16,440sf space was assembled using Ladderblock™ parts with a five-person crew in just two and a half days.  Ladderblock™ sculpted floor blocks were erected by the same five-person crew to provide 8,220sf of floor space in just seven hours.  The sculpted floor blocks provide an appealing finished floor to the owner, without requiring additional concrete topping or flooring.  The main load-bearing frames span 34 feet and offer an open floor plan and flexibility to the retail tenants.  At the front of the building the Ladderblock™ frames are exposed, creating an exterior porch and walkway.  P.E. Structural’s involvement extended beyond detailed engineering to providing construction administration and lifting and erection guidance.
